Taxes
How much of your property tax goes to the school district, what each part pays for, and how Utah’s property tax system decides the rate.
What does the school district cost me?
Enter your home’s market value to estimate the school district portion of your property tax bill. This is an estimate, not your tax notice — check your county valuation notice for your actual figures.
How Utah school property taxes work
Your property tax bill is the sum of several separate taxes — county, city, special districts, and the school district. The school district portion is usually the largest single piece.
The basic calculation is:
Taxable value × school tax rate = school district tax
For a primary residence, taxable value is 55% of market value, because Utah exempts 45% of a primary home’s value.
But the “school tax rate” is not one number. It is several separate levies added together, each with its own legal purpose and rules.

Truth in Taxation
Each year, the state calculates a certified tax rate for the district: the rate that would bring in the same property tax revenue as last year, not counting new construction. When property values rise, the certified rate falls.
If the district wants to collect more than that, it must advertise a proposed tax increase and hold a public hearing before adopting a higher rate. Those hearings are a direct opportunity for taxpayers to ask questions.
